Centre Component Specification
 
Preliminaries Plan development to suit owners and site requirements
  Fully detailed Architectural plans, Elevations & Site Plans ready for lodgement with local council.
BASIX Certificate as required for lodgement with Development Application
Owner to supply Surveyors site plan and contour survey, however in some cases if contour survey has not been completed, site levels may be sufficient.
Structural Engineers certification of wall framing and roof trusses provided after ordering.
You will need to engage a Consultant/s for site related detail preparation. This will include Geo-Tech report (Soil Test), footing design, Site wind classification, sub-floor bracing details and site excavation/retaining plans if required.
In some areas, local Councils require a site specific Bushfire assessment be completed.
 
Floor Stage If You Are Building On An Elevated Floor
Documentation Detailed and dimensioned set out plans for pier hole excavations
  Fully detailed drawings and corresponding marked floor frame components
Standard connection detailed drawings and corresponding plan mark-up
Each floor individually designed and detailed for each home.
Framing etc Steel columns to support floor system, continuing thru to support verandah beam where required.
  Column length included for average floor height of 1 metre + 450mm embedment into footings
Long length (8m) support columns (90 x 90 x 2) supplied for on-site cutting - Cutting list supplied
Box-span steel bearers and joists, all labelled and mostly cut to length
Particleboard sheet floor throughout - other options also available
Screws, brackets etc as required for assembly
Treated pine decking to verandahs / decks - other options also available
No stairs included initially - can be supplied when full details & heights determined
Sub-floor bracing cannot be included/priced until your Engineers details received,but can be added for delivery with floor components
 
Frame Stage Homes designed to W41N wind rating
General / Documentation Wall frame layout plans with numbers corresponding with wall frame numbers
  Roof truss & component layout plans
Typical construction details for wall frame and roof frame construction.
Structural Engineers certification of all wall and roof framing components
Framing Standard wall height 2.4m (nom) other heights available on request
  Pre-assembled Zincalume steel internal and external wall frames
Pre-assembled Zincalume roof trusses plus associated framing components
Scissor trusses to provide raked ceiling to Kitchen/Living room in all Pacific Collection Homes
Frames and trusses covered by Blue Scope Steel 50 year warranty (subject to conditions)
Zincalume steel verandah beam and appropriate corner brackets and trims (where included)
Zincalume steel verandah rafters
Zincalume steel Topspan 40 roof battons and Topspan 25mm ceiling battons to home and verandah.
Construction Hardware
Brackets and screws etc for assembly of this stage
Freight / Delivery
Delivery and unloading of all components on site in many areas. Specific details provided prior to ordering.
Lock-up Stage
General Documentation
Components to enclose (weatherproof) the home.
Manufacturers fixing details for components selected
Roofing
Colorbond roof sheeting from Bluescope Steel standard colour range
Colorbond cappings, fascia and gutters including fixing brackets etc
Fascia only to verandah beams (verandah beam replaces fascia)
Downpipe droppers supplied - downpipes by owners as details can vary greatly
Insulation
Foil backed building blanket under roof sheeing to all enclosed living area - Not
verandahs
Reinforced foil (sarking) for walls prior to fixing of cladding
Other insulation can be included if requested
Windows
Sliding Aluminium windows & sliding glass doors as per plans - Other window styles are available
Standard Insect screens to all opening windows and sliding glass doors
Wall Cladding
As selected from the Weathertex or Hardies standard cladding range - ask for specific details.
Internal and external corner trims as required
Eave & Verandah Linings
Hardiflex sheeting for eave and verandah linings
Trimming timber and angles as detailed in standard drawings for finishing
Construction Hardware
All screws, brackets, and fixings as required for construction of this stage.
Freight / Delivery
Delivery and unloading of all components on site in many areas. Specific details provided prior to ordering.
 
Finishing Components
Linings Villaboard sheeting to designated wet area walls
Plasterboard to all other walls and ceilings  - 55mm Cornice to raked areas, 90mm elsewhere
Fixing and setting materials not included for linings
Finishing timber Pine door jambs to wardrobes, store & linen, shelf framing for paint finish
Bullnose or Colonial profile architraves and skirtings for paint finish - 67 x 12 mm
Whiteboard shelving with timber framing for single shelf in wardrobes
Four shelves to linen and store, single shelf and hanging rail to wardrobes 
Doors Humes Oakfield colonial (or similar) doors for paint finish throughout
Sliding doors for wardrobes not included as these require site measuring after jambs installed
Door furniture as selected from the Gainsbouough 'Contractor Series' and door stops included
Hardware Hinges, brackets, screws adhesives etc as required for completion of this stage excluding fixing
and setting materials for linings as detailed above.
